Ten Must-Have Features for Any New Custom Home

I’m a Custom Home Builder in South Jordan, Utah, and Here are Ten Must-Have Features for Any New Custom Home

Building a custom home offers an opportunity to bring your vision of “the perfect home” to life. From the layout to the most minor details, every aspect of your home can be crafted to reflect your unique style and enhance your daily living experience. With so many possibilities, one must prioritize things that will make the house beautiful, functional, comfortable, sustainable, and most importantly, perfect for YOU.

As a custom home builder, I want to explore the top 10 must-have features people should consider when building a custom home in South Jordan, Utah, ensuring their dream home becomes a reality.

A little about me: I was born in West Jordan, close to West Jordan High. However, I was raised in South Jordan. My family lived across from Bingham High School in my early years. When I was in sixth grade, we moved to a new house located behind Jordan Ridge Elementary School near 9800 South 2700 West. Before getting married, I purchased a house just off 9800 South 1300 West, where I still reside. My oldest child graduated from Bingham High, and my other kids still attend. I have lived here all my life. If you want to hire a local contractor, you have found one!

While this guide will walk you through important things to consider, the first “Must-Have” feature is less of a “feature” and more of a commentary on the design aspect of your custom home. While historically, architects and designers tend to segregate the areas in a house, we’ve found that modern homeowners desire an Open Floor Plan as much, if not more, than anything else. Hence, an open floor plan concept is first on our list of Must-Haves.

1.       An Open Floor Plan

Before diving too deeply into the advantages and disadvantages of an open floor plan, it might be beneficial to pause and emphasize the significance of collaborating with a local Home Designer in South Jordan, Utah, or wherever you’re located. This expert should possess a nuanced understanding of navigating South Jordan City’s Building Department, or the local building department near you, and the intricacies of construction local to you. By engaging with a knowledgeable designer, you can ensure the creation of a comprehensive design that not only complies with city regulations but also incorporates engineering solutions that meet all local codes.

At Lightyear Construction, we design all our house plans using design software that generates 3d views live while collaborating with the homeowner to ensure all their needs are met. If you want to hire Lightyear Construction to help design your plan, click here. Hiring a local home designer to accommodate an open floor plan will also allow the designer to visit the site to see where view corridors may be. Then, they’ll work to accentuate those view corridors by strategically placing spaces and windows in the house, allowing you potential views of our majestic mountain ranges and perhaps even of downtown Salt Lake City.

When you put together your custom house plan, incorporating an open layout encourages flow and connectivity between different living spaces, creating a sense of spaciousness and facilitating social gatherings.

An open floor plan can enhance social interactions.

Open floor plans facilitate fluid movement and connectivity throughout the home. By removing physical barriers such as walls and partitions between the kitchen, dining area, and living room, these spaces seamlessly flow into one another, creating a cohesive environment that encourages interaction and engagement among occupants.

Ideal Setting for Gatherings:

One key benefit of this layout is its ability to accommodate gatherings and social events. Open floor plans provide an ideal setting for fostering social connections, whether hosting a dinner party, celebrating special occasions, or entertaining friends and family. Guests can easily mingle and converse with one another across different areas of the home, from the kitchen, where food is being prepared, to the dining area, where meals are enjoyed, to the living room, where conversations continue into the evening.

Promoting Togetherness:

Moreover, open floor plans promote a sense of togetherness among family members. In today’s fast-paced world, where individuals often lead busy lives, having a space that encourages quality time spent together is invaluable. Whether it’s sharing meals, playing games, or watching movies, the open layout allows family members to engage in activities while still near one another. This fosters a sense of unity and strengthens familial bonds, creating lasting memories cherished for years to come.

Encouraging Spontaneity and Flexibility:

Additionally, the openness of the floor plan promotes spontaneity and impromptu interactions. Whether grabbing a snack from the kitchen while chatting with someone in the living room or helping with meal preparation while catching up on the day’s events, the lack of physical barriers allows for seamless transitions between different activities. This flexibility and fluidity enhance the overall livability of the space, making it conducive to a wide range of social interactions and everyday experiences.

An open floor plan can increase natural light.

Harnessing Natural Light:

In all my years in and around the custom home building industry, I’ve yet to meet someone considering moving because their current home has too much natural light. Humans, except for Batman, strive for natural daylight, perhaps because it takes us back to our childhoods when we spent more time outside and less time staring at screens and devices. One remarkable benefit of an open floor plan is its ability to harness and distribute natural light more effectively throughout the living space. Open layouts allow for a more seamless flow of natural light from one area to another by minimizing the presence of walls and partitions that might otherwise obstruct sunlight.

Creating Brighter Spaces:

This unimpeded transmission of sunlight has several notable advantages. Firstly, it creates a brighter and more inviting atmosphere within the home. Natural light transforms interior spaces, imparting a sense of warmth, spaciousness, and vitality. Rooms bathed in natural light often feel more cheerful, uplifting, and conducive to a positive mood, making them more enjoyable places to spend time.

Aesthetic Enhancement:

Enhanced natural light can significantly improve a home’s overall aesthetic appeal. Sunlight streaming through windows and skylights can accentuate architectural features, highlight design elements, and showcase interior finishes and furnishings. The interplay of light and shadow adds depth and dimension to the space, creating visual interest and enhancing the ambiance.

Energy Efficiency and Sustainability:

In addition to its aesthetic benefits, increased natural light can contribute to energy efficiency and sustainability. By relying more on natural daylighting, homeowners can reduce their dependence on artificial lighting during the day, lowering energy consumption and utility costs. This aligns with the trend towards eco-friendly design practices and sustainable living, making open floor plans aesthetically pleasing and environmentally responsible.

Promoting Health and Well-being:

Abundant natural light has positive implications for human health and well-being. Exposure to natural light has been linked to various health benefits, including improved mood, increased productivity, and better sleep quality. Homeowners can create environments that promote physical and psychological well-being by incorporating open floor plans that maximize natural light.

An open floor plan allows for flexibility and versatility.

One of the few constants in our lives is that our needs are ever-changing.

Flexibility in Furniture Arrangement:

The absence of walls and partitions in an open floor plan offers flexibility in furniture arrangement and space usage. Homeowners can quickly adapt the layout to suit their evolving needs, whether it involves reconfiguring furniture for different activities, accommodating large gatherings, or creating designated areas for work or relaxation. This versatility allows for a more personalized and adaptable living environment.

Unparalleled Freedom in Layout Design:

The hallmark feature of an open floor plan lies in its inherent adaptability, which stems from the absence of walls and partitions that traditionally delineate separate rooms. This absence creates a sense of spaciousness and connectivity and gives homeowners unparalleled freedom to tailor the layout to their evolving needs and lifestyle preferences.

Endless Possibilities in Furniture Configuration:

One of the primary advantages of this flexibility is its impact on furniture arrangement. Without the constraints of walls, homeowners can experiment with different furniture layouts, configurations, and placements. Whether rearranging seating arrangements for optimal conversation flow, creating distinct zones for relaxation or entertainment, or maximizing space efficiency in smaller areas, the open layout allows for endless possibilities and creative expression.

Accommodating Various Activities and Occasions:

Moreover, the absence of fixed room boundaries enables homeowners to adapt the space to accommodate various activities and occasions. Whether hosting large or intimate gatherings, the open layout provides ample room for socializing, dining, and entertainment without feeling cramped or constrained by walls. This adaptability is particularly advantageous for homeowners who enjoy entertaining or hosting events, as it ensures that the space can easily accommodate fluctuating guest numbers and diverse social activities.

Suitability for Multifunctional Use:

Furthermore, the flexibility of an open floor plan extends to its suitability for multifunctional use. In today’s dynamic and multifaceted lifestyles, homeowners often require spaces that can serve multiple purposes and adapt to changing needs over time. Whether creating a home office within the living area, incorporating a play area for children, or designating a cozy reading nook, the open layout lends itself well to creating versatile and multifunctional spaces that can evolve alongside the occupants’ lifestyles.

Personalization and Individuality:

An open floor plan allows homeowners to personalize the space according to individual preferences and priorities. Whether it involves integrating specialized features such as built-in storage solutions, custom cabinetry, or designated work zones, the open layout provides a blank canvas upon which homeowners can imprint their individuality and create a living environment that reflects their lifestyle and personality.

Design your house plan to meet your needs.

Reconsider Your Room Count:

While “Open Floor Plans” may not directly encompass the following discussion, this must be considered when designing your custom home. In my experience as a builder in South Jordan, Utah, I’ve encountered numerous empty-nesters or soon-to-be empty-nesters who present house plans with an excessive number of bedrooms, often ranging from six to eight. I ask them a humorous yet pertinent question: “When will your other wives join the conversation?” While thus far, nobody has taken me up on bringing any of their other wives into the conversation, this attempt of mine at humor is meant to highlight the absurdity of needing so many bedrooms when children have moved out.

In reality, many standard house designs in Utah that feature larger kitchens, larger dining areas, and larger family rooms also tend to inadvertently include more bedrooms. If you don’t need more bedrooms, you could fall into the trap of spending a portion of your budget on unused rooms, which is unfortunately common but also unnecessary. Building a custom home allows you to create custom designs and allocate space effectively to areas that will be utilized often, such as the kitchen, dining, and family rooms, and avoid wasted resources on unnecessary spaces, such as bedrooms, all while maximizing functionality.

Embracing Multi-Generational Living:

Another emerging trend worth noting, especially considering the soaring cost of housing in Utah, is the rise in demand for multi-generational floor plans or floor plans with accessory dwelling units designed into them. Custom home construction allows for thoughtful planning to accommodate multi-generational or accessory dwelling living situations. This includes incorporating features like dual kitchens and laundry rooms to mitigate potential conflicts and enhance the comfort and privacy of each generation. Whether it’s providing support for college students, newlyweds, or aging parents seeking retirement accommodations, the flexibility of multi-generational floor plans addresses evolving family dynamics and fosters harmonious living arrangements. As a result, these designs are becoming increasingly prevalent in new custom home developments, offering practical solutions to the diverse needs of modern families in Utah and beyond.

Pro Tip: Measure Before Designing:

Pro Tip: Measure your spaces before meeting with your home designer to save time and hassle. This will give you an accurate idea of the dimensions of your rooms and ensure that you clearly understand your new room sizes. If your current room sizes are inadequate, you can measure spaces in other homes, such as family members’ homes or even model homes, so you have a reference for the room sizes you desire. Please note these dimensions and reference them often during your design work.

Energy efficiency is the second “Must-Have” feature of a home built in 2024 or after. Integrating energy-efficient products and design has become a cornerstone of modern home construction in today’s environmentally conscious world. By prioritizing sustainability and incorporating innovative technologies, homeowners can reduce their environmental footprint and enjoy significant cost savings on utility bills. Each element is crucial in creating an eco-friendly and economical home, from high-performance insulation to double-pane windows and energy-efficient appliances. In this section, we’ll explore the importance of energy-efficient design and delve into the various features that contribute to a more sustainable living environment, expounding on why this came in at number two on our list of “Must-Haves.”

2.       Energy-Efficient Products and Design

Energy-efficient products and design are second on our list of must-have features for your new custom home. It’s crucial to prioritize environmental friendliness, but I’ve observed that people tend to be more motivated when financial benefits are involved. Therefore, integrating energy-efficient designs and products must also result in cost savings. Once this balance is achieved, I notice a more consistent adoption of these products and methods in new construction projects. However, it’s worth noting that while the internet offers abundant information on available products and processes, many may not be readily accessible locally. For instance, Insulated Concrete Forms (ICFs) are touted as cost-effective and highly energy-efficient. However, contractors working in South Jordan, Utah incorporate ICFs into standard builds due to limited familiarity among subcontractors and laborers. Consequently, using ICFs often incurs higher costs than conventional foundation construction methods, despite online claims suggesting otherwise.

Here are some energy-efficient products/design elements that you should consider for your new custom home:

Integrate Optimal Insulation:

Ensuring your home is well-insulated is crucial for maintaining comfortable indoor temperatures and reducing energy consumption. High-quality insulation materials, properly installed in walls, floors, and attics, help minimize heat transfer and prevent air leaks, thus reducing the need for heating and cooling. Energy.gov provides many great resources, including information about insulation, the types of insulation available, insulation materials, and tips for insulation for new home construction.

Install Energy-Efficient Windows and Doors:

Installing double-pane or triple-pane windows with low-emissivity (low-E) coatings and insulated frames can significantly improve energy efficiency by reducing winter heat loss and summer heat gain. Similarly, choosing energy-efficient exterior doors with proper seals and insulation helps minimize air leakage. I will, once again, refer you to the Department of Energy as they break down window types and technologies and discuss energy performance ratings for windows, doors, and skylights. They also give great input on selecting new exterior doors.

Select Energy-Efficient Heating and Cooling Systems:

Selecting high-efficiency HVAC (heating, ventilation, and air conditioning) systems, such as heat pumps or geothermal systems, can significantly reduce energy consumption for heating and cooling. Additionally, programmable thermostats allow for precise control of indoor temperatures, optimizing energy usage based on occupancy patterns.

Incorporate Passive Solar Design:

Incorporating passive solar design principles, such as strategic window placement, home orientation, and shading elements, allows for optimal utilization of natural sunlight and heat gain during the winter while minimizing heat gain in the summer. This reduces the reliance on artificial lighting and mechanical heating and cooling systems.

Utilize Energy-Efficient Lighting:

Utilizing energy-efficient lighting fixtures, such as LED bulbs or compact fluorescent lamps (CFLs), reduces electricity consumption for lighting while providing long-lasting illumination. Additionally, incorporating natural daylighting strategies, such as skylights or solar tubes, maximizes using natural light during the day.

Discuss Using Advanced Insulated Concrete Forms (ICFs) or Structural Insulated Panels (SIPs):

Advanced Insulated Concrete Forms or Structural Insulated Panels offer superior insulation to traditional wood framing, reducing thermal bridging and improving energy efficiency. ICFs and SIPs also provide enhanced durability and resilience against extreme weather conditions.

Select Energy-Efficient Appliances and Fixtures:

Selecting ENERGY STAR-rated appliances, such as refrigerators, dishwashers, and washing machines, ensures optimal energy efficiency and lower utility costs. Additionally, installing low-flow fixtures for faucets, showers, and toilets reduces water consumption, enhancing the home’s overall sustainability.

Proper Air Sealing and Ventilation:

Sealing air leaks and employing proper ventilation systems, such as heat recovery ventilators (HRVs) or energy recovery ventilators (ERVs), improve indoor air quality while minimizing energy loss. This ensures a comfortable and healthy living environment while reducing the load on heating and cooling systems.

Some of you may have read the last section thoroughly, while others may have found the insulation and energy efficiency part a little mundane and ended up skimming over it. For those who may have skimmed through the energy efficiency section, I believe you will find the third “Must-Have” recommendation for building a custom home more exciting and will probably be more thorough in reading it. This recommendation focuses on a crucial element where style, form, and functionality intersect – the kitchen! The third essential feature for building your custom home is a custom kitchen.

3.       A Custom Kitchen

Custom Kitchen Utah Custom Home Builder South Jordan

Third on our list of must-have features for your new custom home is a custom kitchen. When creating a custom kitchen, it’s essential to prioritize functionality, style, and efficiency. Here are some key elements to focus on:

Style and Aesthetics:

Custom Kitchen Style and Aesthetics South Jordan Custom Home Builder Utah

What type of design style are you looking to achieve for your kitchen? Whether you prefer modern, traditional, farmhouse, or transitional styles, select finishes, colors, and decorative details that reflect your taste and complement the overall vibe of your home. Please pay attention to the design style and aesthetic elements you want to incorporate into your home and ensure they are carried into your custom kitchen design.

Finishes and Materials:

When selecting finishes and materials for your home, consider your design style and personal style and how you can integrate complementary elements with the overall design aesthetic. Considering factors such as durability, maintenance requirements, and compatibility with other design elements would be best. Coordinating your cabinetry, flooring, countertop, and hardware can create a cohesive and harmonious look. This will help you achieve a polished, well-put-together interior design that reflects your taste.

Layout and Workflow:

A well-designed layout and workflow are crucial for fully utilizing your kitchen space. To understand this better, pay attention to the next time you make a sandwich or complete a similar task. Notice how many stops you must make and how many steps you must take to move between the refrigerator, sink, garbage can, pantry, and other areas. A practical kitchen layout should allow for easy and efficient movement between the cooking, preparation, and cleanup areas, minimizing unnecessary steps and improving overall efficiency.

“Before finalizing any design, learn other things about what you want.  Try measuring an island bar that you can see, feel, and touch, that you know will be the right size for your next house, and then ensure that gets incorporated into your design.”

Storage and Organization Needs:

A well-organized and clutter-free kitchen requires adequate storage. When working with your contractor, consider including a combination of cabinets, drawers, shelves, and pantry space to accommodate various kitchen essentials, utensils, and appliances. Since everyone’s needs are different, think about what you frequently use in your kitchen and work with professionals to ensure that your storage spaces are enough to accommodate everything. Customized storage solutions, such as pull-out shelves, lazy susans, and dividers, can help maximize space utilization and accessibility. But remember that cabinetry can be an expensive item in your budget to build, and although organizers and other storage solutions can be handy, they can also be costly, and there might be a less expensive way to accomplish similar organization.

Countertops and Work Surfaces:

When choosing kitchen countertops, selecting a material that provides longevity and requires minimal upkeep to endure daily use is crucial. Some popular options are granite, quartz, marble, and butcher block. Some of these provide particular looks but may require more maintenance. Ensure that you have sufficient countertop space for cooking, meal preparation, and serving, and take note of the placement of appliances and other fixtures.

Appliances and Fixtures:

Select high-quality appliances and fixtures that meet your cooking and lifestyle needs. Energy-efficient models with advanced features and innovative technology should be considered to improve functionality and reduce energy consumption. The positions of each appliance in your kitchen should be strategically placed for optimal workflow and convenience.

Lighting:

To create a bright and welcoming kitchen environment, you will want to incorporate a mix of ambient, task, and accent lighting. This can include installing overhead fixtures, under-cabinet lighting, pendant lights, and recessed lights to ensure ample illumination for food preparation, cooking, and dining. Additionally, make the most of natural light sources such as windows and skylights to maximize the amount of light in the space.

Ventilation:

Nobody wants to smell fried fish when they come into your lovely new custom home. Proper kitchen ventilation is required to eliminate cooking odors, moisture, and airborne pollutants. A range hood, kitchen hood, or ventilation system should be installed to capture and exhaust cooking fumes outside. In addition, it’s recommended to consider other ventilation options, such as windows or venting skylights, to improve air circulation and maintain freshness.

Accessibility and Universal Design:

Incorporate universal design principles to make the kitchen accessible for people of all ages and abilities. This can include adjustable height countertops, pull-out shelves, lever-style handles, and ample clearance space for mobility aids.

Following a delightful dinner prepared in your stunning new custom kitchen, it’s only natural to seek a tranquil space to unwind and digest. A sanctuary where the day’s stresses melt away, allowing you to relax and prepare for a restful night’s sleep. And what better retreat than a Luxurious Owners’ Suite? Frankly, unless you introduce a hot tub into the equation, I struggle to envision a more ideal spot. Therefore, our next top priority, “Must-Have,” is a luxurious owners’ suite that provides a serene haven where you can disconnect from stress and rejuvenate every night peacefully.

4.       A Luxurious Owners’ Suite

Fourth on our list of must-have features for your new custom home is a luxurious owners’ suite. When I think of a Luxurious Owners’ Suite that I have the freedom to design, I can think of several elements that I’d integrate to give it that over-the-top flare. I’d create a spacious bedroom, an oversized walk-in closet, a spa-like bathroom (with a large shower and free-standing tub), and perhaps even a private balcony or sitting area.

Creating a spacious owners’ suite adds a luxurious feel to your home.

Are you considering downsizing the Owners’ Suite of your next home? If so, here are six reasons why you should reconsider:

Comfort and Relaxation:

A spacious bedroom provides ample room to move freely and relax without feeling cramped or confined. It allows for larger furniture pieces, such as a king-sized bed, bedside tables, and seating areas, ensuring you can comfortably unwind and enjoy your private sanctuary.

Sense of Luxury:

Visual Appeal:

A large bedroom visually enhances the perception of the Owners’ suite, creating a focal point that draws the eye and adds visual interest to the space. It provides a sense of balance and proportion within the overall design, contributing to a more harmonious and aesthetically pleasing environment.

Improved Air Circulation:

Adequate space in the bedroom allows for better air circulation and ventilation, which is essential for maintaining a comfortable and healthy indoor environment. Proper airflow helps regulate temperature and humidity levels, ensuring optimal comfort throughout the year.

Versatility:

A spacious bedroom offers versatility in how the space can be utilized. It can be more than a sleeping area, doubling as a multifunctional space for relaxation, meditation, exercise, or work. This versatility adds value to the owner’s suite by maximizing its usability and adaptability to varying needs and preferences.

Giving space for an oversized walk-in closet makes sense!

A large master closet is an essential component of a luxurious owner’s suite for several compelling reasons:

Organizational Efficiency:

A roomy closet offers plenty of space for arranging and keeping clothes, shoes, accessories, and personal items tidy and well-organized. With dedicated storage sections, shelves, drawers, and hanging rods, you can effortlessly reach your essential wardrobe items and sustain a clutter-free atmosphere.

Maximized Storage Capacity:

An oversized walk-in closet can significantly enhance your storage capacity, enabling you to store more clothes without compromising accessibility or overcrowding. It offers the flexibility to store seasonal clothing, formal wear, and special occasion attire, along with accessories like handbags, belts, and jewelry, ensuring everything has its designated place.

Customization and Personalization:

An oversized master closet can be personalized and adapted to meet your requirements and preferences. Custom-made shelving, drawers, and hanging racks can be designed to optimize storage space and organization. Additional features, such as built-in lighting, full-length mirrors, a washer and dryer, and seating areas, can be integrated to improve functionality and convenience.

Privacy and Personal Space:

A spacious master closet is a private and intimate area for getting dressed, grooming, and preparing for the day. It offers privacy, allowing you to focus on your daily routine without interruptions or distractions from other parts of the house.

Luxury and Sophistication:

A generously sized walk-in closet is an excellent addition to an owners’ bedroom suite. It enhances the space’s overall look and feel with an added touch of luxury and sophistication. A large closet exudes opulence, luxury, and refinement, showcasing your keen eye for quality craftsmanship and attention to detail.

Resale Value:

A well-designed and spacious owner’s closet can enhance the resale value of a home, as potential buyers consider it a desirable feature. A closet with ample storage space and organizational features adds to the overall appeal and marketability of the property, making it more attractive to purchasers.

Convenience and Efficiency:

A spacious closet promotes convenience and efficiency in your daily getting-ready routine. When everything is neatly organized and accessible, you can simplify your morning routine, save time searching for clothes and accessories, and have a more efficient start to your day.

Indulge in a spa-like owners’ bathroom.

Aside from the kitchen (and maybe the garage), the owners’ bathroom could be your new custom home’s second most important space. Assuming that I need to talk you into it, a few reasons why you should indulge in a spa-like bathroom include:

Relaxation and Stress Relief:

A spa-like bathroom will provide you with a tranquil retreat where you can escape the stresses of daily life and indulge in relaxation and rejuvenation. Features such as a luxurious soaking tub, steam shower, or sauna create a serene oasis where you can unwind, de-stress, and pamper yourself from the comfort of your own home.

Wellness and Self-Care:

A spa-like bathroom promotes wellness and self-care by encouraging healthy habits and rituals. You might incorporate spa-inspired treatments such as aromatherapy, hydrotherapy, or skincare routines into your daily regimen, promoting physical and mental well-being. Features such as built-in seating, massage jets, and heated towel racks enhance the overall spa experience and encourage relaxation and rejuvenation.

Luxury and Sophistication:

A spa-like bathroom will add a touch of luxury and sophistication to your new custom home, elevating the space’s overall aesthetic appeal. High-end finishes such as marble countertops, custom cabinetry, and designer fixtures can create a sense of opulence and refinement, reflecting your discerning taste and appreciation for quality craftsmanship.

Resale Value:

A well-designed and luxurious owner’s bathroom will impact your home’s resale value, as prospective buyers consider it desirable. As mentioned, this is probably your new home’s second most important space. Adding a spa-like bathroom with premium amenities and features will increase your property’s overall appeal and marketability, making it more attractive to potential purchasers and commanding a higher selling price once that day eventually comes.

Personal Retreat and Privacy:

A spa-like bathroom will provide you with a private and personal retreat within your own home. It offers a sanctuary where you can escape for moments of solitude and relaxation, away from the hustle and bustle of the rest of the house. Features such as a separate water closet, vanities, and dressing areas enhance privacy and convenience, allowing for a more enjoyable and indulgent experience.

Customization and Personalization:

When you build a custom home, a spa-like bathroom can be customized and tailored to meet your needs and preferences. Custom-built features such as oversized walk-in showers (“party showers”), soaking or jetted tubs, and dual vanities can be incorporated to optimize functionality and luxury into your new home. Personal touches such as built-in speakers, ambient lighting, and integrated innovative technology could enhance your overall spa experience and create a personalized oasis tailored to your lifestyle.

Design a Private Balcony or Sitting Area to Complete the Space.

Having a private balcony or sitting area in an owner’s suite offers numerous benefits and can enhance the overall experience of the space. Here are several reasons why it would be nice to have:

Privacy:

A private balcony or sitting area can provide a secluded space away from the rest of your household (kids) or guests (in-laws), offering you a retreat for relaxation and complete solitude.

Scenic Views:

Balconies or sitting areas often offer panoramic views of your home’s surroundings. In South Jordan, you might see a stunning cityscape of downtown Salt Lake, a tranquil garden, or even our picturesque mountains. A private balcony allows you to enjoy the beauty of the great outdoors in total comfort.

Fresh Air:

Stepping out onto a balcony can provide instant access to fresh air and natural ventilation, which can be refreshing and rejuvenating, especially in our increasingly urban environment.

Outdoor Living:

Having a private balcony connected to your new owners’ suite extends your living space into the outdoors, allowing you to enjoy al fresco dining, reading, or simply soaking up the sun without leaving the comfort of your room.

Improved Relationships:

A private balcony or sitting area can be an intimate space for improving relationships, whether just an intimate conversation, a romantic dinner, or simply enjoying drinks with your significant other.

Well-being:

Spending time outdoors has been linked to improved mood and overall well-being. Having a private outdoor space in your owners’ suite provides you with an opportunity for relaxation and stress relief by simply spending more time outside.

Flexibility:

Integrating a sitting area or balcony in your owners’ suite can allow you the flexibility to customize your new space according to your personal preferences. To create a cozy and inviting atmosphere, you can add cushy, comfortable seating, potted plants, or decorative elements.

Increased Property Value:

Homes with private balconies or outdoor spaces often command higher resale values, as many prospective buyers consider them desirable features.

Connection with Nature:

Having a private outdoor space allows you to connect with nature daily, whether observing wildlife, listening to bird songs, or enjoying the changing seasons.

Multi-functional:

Private balconies and sitting areas can serve multiple purposes, from a quiet spot for morning yoga or meditation to a romantic setting for stargazing in the evening.

Regardless of why you want to add a private balcony or sitting area to your owners’ suite, I’m sure you’ll not regret adding it to your new custom home for the many reasons listed above.

5.       Smart Home Technology

Fifth on our list of must-have features for your new custom home is smart home technology. Our grandparents were thrilled to have washing machines, dryers, and dishwashers in their homes, and these were considered innovative and “cutting edge” at the time. Similarly, today’s Smart Home Technology will become a standard in the future, just like those appliances. What may be seen as cutting-edge now will eventually become necessary in all new homes. If you want your new home to stay up-to-date, it is advisable to incorporate as many of these features as possible today. Also, it’s awesome! So, integrate as much new tech as possible into your new home. Here are a few of the top “Smart” options you should add:

Smart Thermostat:

Smart thermostats allow you to remotely control and program your new heating and cooling systems, leading to energy savings and enhanced comfort. There are many fantastic options, from Google Nest to Amazon Smart Thermostat and so many others. You should be able to find something that works for your needs.

Pro Tip – Check with your HVAC contractor to verify which thermostats are compatible with your new HVAC system.

Smart Lighting:

Smart lighting systems enable you to adjust lighting levels, create schedules, and set ambiance using smartphone apps or voice commands. You can also integrate your lighting with other smart home devices for convenience and automation. I can’t tell you the last time my wife and I argued about whose turn it was to turn off the light at night. Alexa has taken over that responsibility in our bedroom. 😉 The smart lighting system I have at my house is Lutron Caseta, which offers a simple way to integrate smart switches into existing wiring.

Home Security System:

You should add a comprehensive home security system to enhance your new home’s security. This typically includes smart cameras, motion sensors, door/window sensors, and a central hub for remotely monitoring and controlling your property’s security. One advantage to building a new custom home is that you can hardwire many components, such as cameras, motion sensors, and door and window sensors, eliminating the need for battery replacements.

Smart Locks:

Smart locks provide keyless entry to your home, allowing you to lock and unlock doors remotely, grant access to visitors, and receive alerts when someone enters or exits your property. There are several options for smart locks, but sometimes, you may sacrifice some style for the smart lock with the features you want.

Whole-Home Audio/Video:

Integrated audio and video systems offer the convenience of streaming music, movies, and TV shows throughout your home. With the ability to control playback from any room using a smartphone or voice commands, it’s essential to involve a good A/V expert to ensure you make the best decisions regarding your home entertainment setup.

Voice Assistants:

Voice-controlled assistants, such as Amazon Alexa, Google Assistant, or Apple Siri, can control various smart home devices, answer questions, set reminders, and perform other tasks using natural language commands.

Smart Appliances:

Smart appliances, including refrigerators, ovens, washers, dryers, and dishwashers, offer advanced features such as remote monitoring, energy efficiency, and personalized settings for improved convenience and functionality.

Automated Window Treatments:

Automated window treatments, such as motorized blinds or shades, can be programmed to open and close at specific times or in response to environmental conditions, providing privacy, energy savings, and convenience.

Home Health Monitoring:

Smart home devices that monitor indoor air quality, detect water leaks, and measure energy consumption can help homeowners maintain a healthy and efficient living environment while reducing maintenance costs.

Smart Irrigation System:

A smart irrigation system enables you to remotely control and schedule watering for your lawn or garden based on weather conditions and plant needs, leading to water conservation and healthier landscaping.

6.       Outdoor Living Space

Sixth on our list of must-have features for your new custom home is outdoor living space. Designing an outdoor living space for your new custom-built home involves creating practical and visually appealing extensions that enhance the living area to the outdoors. These spaces can serve as sanctuaries for relaxation, social centers for gatherings, or versatile spots for various activities. Below, we look at the essential aspects and attributes to consider when designing your new outdoor living spaces.

Intentional Design:

Start with identifying the primary purposes of your outdoor area. Whether it’s for hosting, open-air dining, horticulture, or leisurely downtime, the intended function will shape the design and features of the space.

Fluid Transition:

Strive for a design that softens the division between inside and outside, fostering a unified progression from one to the other. This might mean selecting complementary flooring, color palettes, or design features that smoothly transition between your spaces.

Comfort and Protection:

When designing outdoor living spaces in Northern Utah, where the weather varies significantly throughout the year, it’s important to add elements that increase comfort and protect you from harsh weather conditions. Structures like pergolas or extendable shades, as well as warmth sources such as fire pits or outdoor heaters, can be added to extend the use of your outdoor living spaces by several months per year.

Harmonious Landscaping:

Blend in landscaping features like gardens, foliage, or water elements to elevate the atmosphere and instill a serene vibe. Opt for indigenous flora that are low-maintenance and water-efficient.

Versatile Spaces:

Design adaptable areas that can support a variety of uses. A patio, for instance, with flexible seating can double as a dining spot and then a lounge area.

Al Fresco Kitchen and Dining:

For those who love entertaining or cooking, an outdoor kitchen with a grilling station, sink, and prep area is ideal. Nearby dining setups allow for effortless movement from cooking to eating.

Privacy Measures:

Integrate privacy solutions such as fencing, latticework, or greenery to carve out private nooks within your outdoor area. Doing so ensures secluded spots for personal time or small gatherings.

Ambient Lighting:

Plan your lighting thoughtfully to make the outdoor area inviting at night. Use a combination of general, path, and feature lighting to set the mood and ensure safety.

Aquatic Accents:

Adding features like fountains, pools, or ponds can introduce a visual allure and a calming effect to the space. Remember to consider upkeep, safety measures, and the number of months of use you’ll get out of these because South Jordan often gets cold by mid-October and stays cold through mid-March at least.

Smart Technology:

Embrace modern smart home tech by adding outdoor audio systems, automated light settings, or all-weather TVs for an enhanced outdoor leisure experience.

Eco-friendly Features:

Adopt green practices by installing rainwater collection systems, porous paving, or solar-powered lighting to reduce your outdoor space’s environmental footprint.

Easy Upkeep:

Select robust materials and simple-care plants to reduce maintenance demands and prolong the durability of your outdoor living area.

A well-thought-out outdoor living space can dramatically change the entire feel of your new custom home. Therefore, I recommend thoroughly integrating it into your design and budget. There is a good chance it will become your favorite space in or outside your new home.

7.       Home Office or Flex Space

Seventh on our list of must-have features for your new custom home is a home office or flex space. The home office or flex space has become a key feature in modern homes, especially with more people working remotely and seeking flexible living arrangements. Here’s a simplified look at why these spaces are essential:

Remote Work:

With technology and recent global shifts like the pandemic, remote work is becoming more common. As a result, people require a home setup that supports full-time or part-time work from home.

Productivity:

A home office helps you stay focused and productive, providing a clear divide between work and personal life.

Versatility:

Depending on your needs, flexible spaces are adaptable, serving as an office, guest room, gym, hobby area, or playroom.

Privacy:

A home office offers a quiet space to work without distractions in busy homes, even when others are home.

Professionalism:

A well-set-up home office presents a professional backdrop for online meetings, helping you make a good impression.

Health:

A proper workspace promotes good posture and ergonomics, which is better for your physical health and helps you mentally switch off from work mode at the end of the day.

Home Value:

A versatile home office can make your property more attractive to buyers, potentially increasing its value.

Personalization:

You can design your home office or flex space to suit your taste and work style, choosing comfortable furniture, good lighting, and storage that keeps you organized and inspired.

While a home office or flex space might not be necessary for everyone, I think it is a practical addition supporting the modern lifestyle. It offers a dedicated area for work and other activities while enhancing your home’s functionality and value.

8.       Ample Storage Solutions

Eighth on our list of must-have features for your new custom home is ample storage solutions. Ample storage solutions are crucial to designing a functional and organized home. Incorporating built-in storage throughout your home ensures every item has its designated place, minimizing clutter and maximizing space utilization. Here’s an exploration of various storage solutions that can be integrated into different areas of the home:

Walk-in Closets:

Walk-in closets offer ample storage space for clothing, shoes, accessories, and linens. By incorporating custom shelving, drawers, hanging rods, and organizers, these closets can be optimized to accommodate different wardrobe needs and preferences. Lighting, mirrors, and seating can enhance the functionality and aesthetics of walk-in closets, creating a luxurious and practical storage solution in bedrooms or dressing areas.

Pantry Space:

A well-designed pantry provides storage for dry goods, canned foods, small appliances, and kitchen supplies, helping to keep the kitchen organized and efficient. Adjustable shelving, pull-out drawers, and countertop space for meal prep or storage containers enhance the pantry’s functionality. Consider incorporating features like a walk-in or pantry with sliding barn doors for added convenience and style.

Mudrooms with Cubbies or Lockers:

Mudrooms serve as transition areas between the outdoors and indoors, providing storage for coats, shoes, bags, and other essentials. Built-in cubbies or lockers with hooks, shelves, and baskets help organize outdoor gear and keep entryways tidy. Bench seating with storage underneath offers a convenient spot for putting on and taking off shoes, while durable flooring and easy-to-clean surfaces withstand muddy or wet conditions.

Efficient Garage Storage Systems:

Garages often serve as multifunctional spaces for parking vehicles and storing tools, equipment, and outdoor gear. Incorporating efficient garage storage systems such as wall-mounted shelving, overhead racks, pegboards, and cabinets maximizes vertical space and keeps belongings off the floor. Dedicated zones for different categories of items, such as gardening supplies or sports equipment, streamline organization and accessibility in the garage.

Built-in Cabinetry and Shelving:

Throughout the home, built-in cabinetry and shelving can be strategically incorporated into various rooms to provide additional storage without sacrificing floor space. In living areas, built-in bookcases or entertainment centers offer books, decor, and media equipment display space. Adding built-in cabinetry to home offices or studies and built-in desks with drawers and shelves optimize the workspace while concealing clutter. Customized storage solutions can be tailored to suit each room’s specific needs and aesthetics, enhancing functionality and visual appeal.

Under Stair Storage:

Utilizing the space under the stairs creates a perfect spot for hidden storage compartments, pull-out drawers, or built-in cabinets. This often-overlooked area can be transformed into a practical storage solution for seasonal items, household supplies, or even a cozy reading nook with built-in seating and bookshelves.

Vertical Storage Solutions:

Maximizing vertical space with floor-to-ceiling shelving, cabinets, or wall-mounted organizers is particularly beneficial in small or compact living spaces. Vertical solutions help optimize storage capacity while minimizing the footprint, making them ideal for apartments, condos, or tiny homes.

By incorporating these built-in storage solutions throughout the home, you can optimize your space utilization, enhance organization, and create a clutter-free environment conducive to comfortable living. Customized storage solutions tailored to your needs will ensure every item has its place, promoting efficiency and peace of mind.

9.       High-Quality Materials and Finishes

High-quality materials and finishes are ninth on our list of must-have features for your new custom home. Selecting quality materials and finishes is crucial for creating a beautiful, long-lasting home. In this regard, it is essential to prioritize high-quality materials and finishes when planning a home design. Let’s delve further into why it is crucial to do so.

Longevity and Durability:

Investing in high-quality materials ensures that your home’s components can withstand everyday wear and tear and environmental factors such as sunlight, moisture, and temperature fluctuations. Durable materials like hardwood flooring, natural stone countertops, and solid wood cabinetry are more resistant to scratches, stains, and structural damage, prolonging the lifespan of your home’s interior surfaces and fixtures.

Low Maintenance and Easy Care:

High-quality materials often require minimal upkeep, saving you time, effort, and money on maintenance and repairs. For example, choosing low-maintenance exterior finishes such as fiber cement siding or brick reduces the need for frequent painting or refinishing. Similarly, opting for stain-resistant fabrics, easy-to-clean surfaces, and high-performance coatings in kitchens and bathrooms simplifies cleaning tasks and preserves the appearance of these high-traffic areas.

Enhanced Aesthetic Appeal:

Premium materials and finishes add a touch of luxury and sophistication to your home’s interior and exterior spaces, elevating its aesthetic appeal and creating a sense of refinement. Whether it’s the rich grain of hardwood flooring, the luster of natural stone tiles, or the sleek finish of stainless-steel appliances, high-quality materials contribute to a visually stunning environment that exudes elegance and style.

Health and Comfort:

High-quality materials improve indoor air quality and regulate temperature and humidity, reducing allergen and toxin exposure for comfort. For instance, choosing low-VOC (volatile organic compound) paints, eco-friendly flooring materials, and hypoallergenic insulation contributes to a healthier living environment for occupants.

Sustainability and Eco-Friendliness:

Numerous top-quality materials are procured from sustainable or renewable resources. These materials are then manufactured using eco-friendly methods, minimizing harmful environmental impact. Choosing energy-efficient appliances, water-saving fixtures, and responsibly sourced materials reduces your home’s carbon footprint, fostering sustainability for generations.

Customization and Personalization:

High-quality materials offer greater flexibility for customization and personalization. They also allow homeowners to express style preferences and create unique spaces that reflect their personality and lifestyle. From custom cabinetry and artisanal tile work to specialty finishes and architectural details, quality materials provide a canvas for creativity and design innovation.

Prioritize high-quality materials and finishes in your home design and construction. Do so and you will enjoy many benefits, including durability, aesthetic appeal, increased property value, and environmental sustainability. Quality investments upfront ensure lasting beauty, functionality, and value for your home in the long term.
